So here we are with our links to a samling of homes for sale according to price range in Howard County and parts of Cass, Miami and Tipton counties.

Keep in mind, there are a lot more houses on the market than you will see here. And we cover a much wider area than shown by these carts.

• Homes for less than $30,000 
  • These are the homes it seems like everyone is looking for. Unfortunately, most people don’t realize that many of these homes are in really rough shape. Many are uninhabitable – you can’t live in the house! They can be very difficult to finance – meaning they may be cash only properties.

• Homes for $30,000 to $60,000
  • If you’re looking for an “in-town” home, you can find some decent homes in this price range. If your are looking for a country property, you are looking at a major “fixer” that may be unlivable and hard to finance. [This is the most common price range for 1st-time buyers, so the competition for the nicest homes is stiff.]

• Homes for $60,000 to $90,000
  • As we go up in price, you are more apt to have a wider choice of homes, many with 2 full baths and a 2-car garage. Once in a while you can find decent country properties is this price range.

•  Homes for $90,000 to $125,000
  • Most “owner-occupied” homes in this price range are pretty-much move-in ready. For you country lovers, this is the price range where you start seeing more rural properties. [Note: Back in the olden-days (5 years ago) this was the average price range of most of the homes sold in the area.]

• Homes for $125,000 to $175,000
  • As we inch up in the price range, there are fewer homes on the market. And again, most are move-in ready. You might even find some foreclosure homes in this price range that would have sold for well over $200,000 just two or three years ago.

• Homes for $175,000 to $225,000
  • For the most part, you should expect these homes to be move-in ready. Of course there are sometimes foreclosure homes in this price range that are less than perfect.

• Homes for $225,000 to $300,000
  • Homes in this price range are generally in very good condition and move-in ready. With foreclosures being a possible exception.

• Homes for more than $300,000
  • There are so few homes priced above $300,000 that I lumped them all together and there still aren’t enough for a full cart! The majority of these homes are outside of Kokomo and many are on acreages. For these prices you should expect near perfection.
