Two Kokomo Homes for the Price of One?
Posted by: | CommentsThis could be a real deal – if it were true! But alas, these two homes in the Kokomo area are not for sale as a package deal. And the car isn’t included in the sale either.
The listing agent just got a little careless when taking this picture. Sometimes it’s difficult to avoid cars in photos. And sometimes, if a house is on a narrow lot, it’s difficult to avoid getting part of the neighboring houses in photos.
But with this house, it appears there isn’t a close neighbor to the right. A better picture might have been from the left of the house – about where the front of that parked car is. If that didn’t work, the agent could have “cropped” the picture before uploading it to the MLS. By cropping the picture, most of the neighbor’s house and all of the street and car could have been eliminated.
Here’s an example of the same picture cropped. (Cropping should be done on the original, not on the one above that was resized for MLS.)

Kokomo Kitchen with Dueling Personalities
Posted by: | CommentsHere a couple of Photo Friday pictures that have me scratching my head. Don’t get me wrong, these pictures of a kitchen in a home for sale in the Kokomo area are not bad. The kitchen looks very nice. It has been depersonalized and well staged to show off its great features.
Take a look. See if you can tell what has me puzzled…
Does the “color scheme” seem odd to you? I know it’s the same kitchen. But something must be going on with the lighting or the camera. Does a tanish-grey kitchen turn green in certain light or does a green kitchen turn tanish-grey?

Kokomo What’s the Story?
Posted by: | CommentsOnce upon a time there was a REALTOR® who showed up to take pictures of a lovely house in the country just outside of Kokomo. It was a house he was going to sell for Mr. and Mrs. Seller. The only problem was that Mrs. Seller didn’t know he was coming…
Mrs. Seller had put Toddling Seller down for a nap as usual. Mr. REALTOR® showed up and rang doorbell. Doorbell woke little Toddling who charged out to see who came to visit. Of course when Toddling saw who it was, he wasn’t all that interested. He wanted a snack!
Mrs. Seller and Toddling went to the kitchen for the snack. Mr. REALTOR® proceeds to take pictures of the house. Here a snap, there a snap, everywhere a snap, snap!
Of all the pictures Mr. REALTOR® snapped, the one he was most proud of is this one of little Toddling’s bedroom. The room is neat and tidy and the bed is made. What more could he ask for?
Well, I would have done one of two things:
- Asked Mrs. Seller if there were any stuffed toys or pillows we could use to strategically hide Toddling’s little naptime mishap; or
- Skipped this room entirely.

3 Most Important Things to Consider When Selling Kokomo Homes

Selling a Kokomo Home is a Balancing Act
There are a lot of things you need to think about when selling your house in Kokomo. Today we are only going to talk about three of these. They are the three most important things every potential seller must consider if they want to sell their home in today’s market in Kokomo or any of the surrounding areas:
- Supply and Demand
- Market Value
- Right Pricing
Let’s look at each of these one at a time:
Supply and Demand:
Regardless of what the product is, if there is more of a product than there are people who want to buy the it, prices fall! And it doesn’t matter whether we are talking about houses, cars, skillets, socks or widgets.
If you take a look at the chart I did a while back for the posting It’s all about competition! I think you will see how Supply and Demand applies to selling a house any where in our area – Kokomo, Greentown, Russiaville, Sharpsville, etc., etc., etc. Look at any price range. The inventory was high!
Example: There were 188 houses for sale in the price range of $120,000-$180,000 in Howard County. A lot of houses! Each month an average of about 21-22 buyers bought houses in that price range. What that means is that if not one more house came on the market, the inventory or supply of houses in that price range was 8-9 months!
Market Value:
Basically, the market value of a home is the highest price a buyer will pay and the lowest price a seller will accept.
Market value is not:
- It is not what you want to “get out” of your house.
- It is not an appraisal done a year or two ago or even six months ago – especially if it was done for a re-finance or home equity loan.
- It is not what you owe on your house.
Remember how many houses are on the market in the Kokomo area? Buyers are out there “comparison” shopping! They are looking for that one house that offers them the most features and benefits that meet their goals and needs for the lowest price.
Right Pricing:
No matter what kind of market – a buyers’ market, a sellers’ market or an even market – an overpriced house will rarely sell for an inflated price. Usually an overprice house ends up going through several price reductions and listing periods. If and when the house eventually sells, it is usually for less than it would have sold had it been priced correctly to start. Another interesting fact about an overpriced house… It will actually help sell “right” priced houses!
Pricing a house to sell is part science, part math and in large-part market knowledge. You don’t want your house to be overpriced or underpriced, so you need to rely on a real estate professional or an appraiser to do a through Competitive Market Analysis (CMA) or appraisal for your home in today’s market.
Sellers Who Need to Sell, Sell!
Even though supply and demand are out of whack for sellers; if you need to sell, you can sell! The main thing you need to ask yourself is whether you are really motivated to sell. There are a lot of motivated sellers in the Kokomo area:
- Bank-owned properties (foreclosures or REOs)
- Pre-foreclosure properties** (short-sales)
- Builders
- Divorce situations
- Bankruptcies
- Job relocations
- Everyone else

A Jungle Story Comes to Kokomo
Posted by: | CommentsOver a century ago Rudyard Kipling wrote a series of stories about life in the jungles of India. These stories were eventually compiled into what became The Jungle Book. Years later Disney Studios created an animated version. Today we have a completely new version of The Jungle Book in the form of a still-life photo of a home for sale in the Kokomo area.
Welcome to your new home, complete with a mature-jungle habitat in the lovely Victorian drawing room. With an acceptable offer, the seller will include the state of the art insect control device seen on the doorjamb at the right.
