The next Howard County Sheriff’s Sale of properties in foreclosure is scheduled for July 22. When posted there were 83 properties slated for the sale. A few have already been removed from the sale. I’m betting several more will probably be removed before the sale, so check back often. And if you plan to go to the auction, be sure to check the list that day.
Warning: A property may still be on the list, but pulled at the last minute. The only way to know this is to go to the Sheriff’s Sale.
If you’ve been following the Sheriff Sales, you know that many properties are removed from the sale. When the June Sheriff Sale list was published, there were 77 properties listed. By the morning of the sale, 27 were pulled and I’m sure a few more were pulled and announce at the sale.
There are several possible reasons why a property may be removed from the list:

Some homes are listed for sale and the seller gets an offer. The house either sells before the auction or the owner gets the lender to postpone the auction to allow the house to close.
- The owner may have brought the loan up-to-date or worked out a solution with the lender .
- The owner may have filed bankruptcy, which stops the foreclosure process.
- The lender didn’t follow correct foreclosure procedures and the owner had the process stopped.
Be sure to read the Sheriff Sale Information page before you decide to bid on a house. There are no guarantees! There are no inspections! When you buy a house at a Sheriff’s Sale, you get what you get! Warts and all!
