Photo Friday – Guess the Price!

Today’s Photo Friday is a little different…

Based on the picture below and the information in the MLS, I want you to guess the price of this house:

not-bad

Now don’t get me wrong, I don’t think this is a “bad” picture. It’s not real good, but it isn’t terrible. One problem is that it is the only picture! But what really caught my eye was the “disconnect” between what we see in this one picture and the asking price for the house.

Here are the details about the house… It’s a 3 bedroom, 2 bath home on 1.37 acres. It’s 30 years old with just over 2000 square feet and a two car attached garage. Here’s what the agent says about the house:

well maintained ranch w/custom kitchen; fr w/fp; 4 seasons room w/hot tub; great location to schools, park and ball diamonds; 1.37 acres in town

So, what do you think the price might be?

Did you guess around $100,000? $125,000? $150,000? Higher? Lower?

My guess would have been somewhere around $125,000. But guess what? The asking price for this house is $215,000! I actually did a “double-take” on this one! I couldn’t believe my eyes!

If you were in the market for a house priced in the low $200s, based on what you see here, would this house be on your list of “must-sees”? Would it be at the top of your list? Or towards the bottom?

If you were selling a house in the low $200s, would you let your agent get by with “showcasing” your home like this?
