microscopeKokomo’s Westbrook – Under the Looking Glass

Do you live in Westbrook or want to live in Westbrook? Are you just curious about what houses are selling for in different Kokomo neighborhoods? Then check out this chart and information about houses that are for sale in Westbrook, those that have sold and those that haven’t sold.

Before checking out the chart for Westbrook, there is one thing to keep in mind: Homes in Westbrook were built over a period of time. Some of the homes are less than 10 years old, others are around 20 years old and still others are around 40 years old. Generally speaking, the newer the home in Westbrook, the higher the price.

As you can see, there are three parts to this chart and I will explain each part separately.

Homes Sold in Westbrook

In the past year, eighteen homes in Westbrook sold. They sold for prices ranging from $70,000 to $199,000. The average sale price was $136,553 and the median sale price was $131,500. Median price means that half the houses sold for more than $131,500 and half sold for less than $131,500.

Time on the market ranged from just a few days to almost a year before selling.**

Homes For Sale in Westbrook

Right now, there are fourteen houses offered for sale in Westbrook. Their listed prices range from $110,000 to $265,000, with the average price of $167,329 and a median price of $144,000. Once again, the median price means that half the houses are listed for more than $144,000 and half are listed for less than $144,000.

Some of these homes are newly listed, but others have been on the market for almost a year.**

Houses in Westbrook That Didn’t Sell

Eighteen houses offered for sale over the past year did not sell. These homes were priced from $124,900 to $279,000. The average asking price for all these homes was $174,433. The median asking price was $149,900 – once again that means half were priced higher than $149,900 and half were priced lower.

The average time these house were on the market, waiting to sell, was almost a year. There was even one house that was on the market for over two years!**

**Note: The actual “on the market” time any of these house may be more than these figures show. Some houses may have been on the market and didn’t sell in the original listing period. They may have been re-listed – sometimes with the same agent, sometimes with a different company. When that happens, houses start over as a new listing with zero days on the market.

Putting It All Together in Westbrook

Each section above is color coded for a reason.

  • Green for Go – This is the reality of what buyers will pay for a house in Westbrook.

  • Orange for Caution – This is the land of hope – for the seller. They hope they get this price for their house. The house may or may not be priced correctly, only a current appraisal or comparative market analysis can answer that question.

  • Red for Stop – Don’t even go there! The asking prices on these houses were rejected by the market – rejected by buyers.

The most important part of the chart for both buyers and sellers is Homes Sold in Westbrook. This shows the true market value of homes in Westbrook – what buyers were willing to pay for houses in Westbrook.

If you are just curious about what homes in Westbrook are selling for, information like this may be enough to satisfy your curiosity.
