Dear Betty,
I would like some information about ads on HUD homes in the newspaper and on TV that say things like: HUD Homes from $10,000! Payments from $199.00 a month, financing referrals available! Then it has a number to call for a list of homes.
My questions… How do you get these homes for $199 a month? How does it work?

You are wise to question these ads. Basically like anything that seems “too good to be true” these ads are usually the same. And it’s not just ads in the paper or on TV; there are also tons of websites making similar promises.
All these ads have one purpose…
They want you to pick up the phone and call the number. Once they have you on the phone, beware!
- Some will try to sell you for a list of houses.
- Some will try to sell you a $10,000 house – but believe me there are very few houses around here for $10,000 that are fit to live in.
- Others simply want to get you hooked-up with them and get you to buy a house through them – a house that costs quite a bit more than $10,000.
- Still others just want your name, phone number and email address. Then they “sell” your information to an agent who needs business.
Also notice the wording in the ads. In your example, they used the word FROM! Houses priced FROM $10,000! Payments FROM $199 a month!
Basically, all of these ads are “come-ons”! They want your business! They are just playing on your emotions – getting a house for $10,000!
You don’t need to contact these companies. HUD homes are listed with local real estate companies and are in the local Multiple Listing Service (MLS). So, you can get the same information from your local real estate agent. And you won’t be limited to only HUD homes; you can get a list of all foreclosure homes!

Great advice. It is amazing how many come-ons there are to grab the unsuspecting home buyer.
Thank heavens you are helping to educate your readers so that they are not caught in the tangled web that money grabbing advertisers are aiming for.

If my advice can help even one reader keep their hard-earned money in their pocket, my goal will be accomplished!
So often buyers don’t realize that their local agent can not only give them a list of ALL foreclosure homes, but can also put them on an automatic MLS search. With the automatic search, they get an automatic email directly from the MLS letting them know there is a new foreclosure on the market.
